GOOD TO KNOW
Let’s make things clearer.
Practical answers to the questions that come up before a garage conversion. Every property is different, so the survey is where we get specific.
Do I need planning permission?
Some internal garage conversions do not need planning permission, but this depends on your property, proposed changes and any restrictions on retaining parking. Check with the local planning authority before work starts. A separate dwelling or annexe needs particular care.
Read Planning Portal guidanceWhat about building regulations?
Converting a garage into a habitable room normally requires building regulations approval. Structure, insulation, moisture, ventilation, fire safety and electrical work all need to be considered. Planning permission and building regulations are separate checks.
Read Planning Portal guidanceHow long will it take?
The existing Garage IQ guide suggests around 2–4 weeks for straightforward building work. Design, permissions, more complex work and the availability of materials can add time. Your programme should be agreed after the survey.
Will the room feel warm in winter?
A comfortable conversion needs the right floor, wall and roof insulation, moisture control, ventilation and heating. We consider the whole room rather than simply adding a radiator. The survey establishes the right specification.
Can I keep some storage?
Yes. A partial conversion can keep a separate storage or utility area. The layout needs to allow enough space for the new room, its insulation and access.
Can a detached garage be converted?
A detached garage can offer possibilities for an office, studio or other room. Its condition, service connections, intended use and planning position need checking. Sleeping accommodation and independent living require a more detailed assessment.
Can you include a bathroom or kitchen?
These can be explored at the survey. Water, drainage, ventilation and the intended use affect the work and cost. They are not priced by the instant guide and need a bespoke quotation.
Will a conversion add value?
A useful, well-finished room may improve a home’s appeal, but an increase in value is not guaranteed. It depends on the property, location, quality of work and the effect of losing garage space.
Can the outside match my house?
Brickwork, windows, roof details and proportions can be considered together so the new room feels part of your home. Material matching and structural details are confirmed during design.
Is a garage conversion cheaper than an extension?
Using an existing structure can reduce some of the work compared with a new extension. It is not always cheaper: condition, access and the specification decide the final cost.
What do I need to do before work starts?
Agree the design, written scope, permissions, access arrangements and payment stages. We will discuss what needs clearing from the garage and how to protect the rest of your home.
Do I have to be at home during the build?
Access and communication arrangements can be agreed before work begins. Discuss keys, working hours, security and updates with the team.
How do I get started?
Try the estimate for a starting point, then request a free home survey. We can look at the garage, discuss what you want from the room and prepare a tailored quotation.
